Savvy Preparedness for Successful Negotiation
We recommend that you have a general home inspection as early as possible. While a buyer will typically have their own home inspection, we find that completing one up front allows for minimal surprises once under escrow, and also leads to a higher success rate of escrow closing.
3D Virtual Walkthrough With Floorplan
Along with our professional photographer services, we offer a 3D Virtual Walkthrough for most properties that we represent. This is no additional cost to you. We find that having a professional and immersive tour experience for potential buyers cuts down on in-person traffic and also helps find and qualify real buyers.
Virtual Showings / Social Distance Showings
All properties have professional virtual tours, and most have a 3D Virtual Walkthrough. We also include video with a team member touring the house, at your direction.
With your permission, social distance showings are available to buyers who are healthy, feeling well and have not traveled within the last 14 days. Due to COVID-19 requirements all showings are by appointment only, and you will need to vacate the house for the showing itself. We encourage buyer's agents and their clients to drive separately to the house. The buyer's agent is supposed to wipe down all surfaces before leaving and we ask that buyers "look, don't touch" to minimize impact. Only the buyer's agent and those who would be signing the purchase contract are supposed to enter the house, and must maintain 6 feet distance and follow all other Center for Disease Control recommendations in effect including face masks, shoe coverings, gloves, and sanitizer.
Maximum Virtual Showcasing
Every advertisement placed, including social media, is target marketed and tracked so we can make the best choices for where your house is viewed. After roughly 14 days on market, you will receive weekly email updates showing how many times your house listing has been accessed virtually as well as updated competing marketing activity. The demographics also show where the most virtual activity originates from including site names and physical locations of ISP "hot spots" from where the most online views occur.
Virtual Inspections / Social Distance Inspections
Appraisers and inspectors will be required to follow all Center for Disease Control recommendations in effect. Home inspections in particular are limited to the home inspector, and we recommend that any additional inspections, repairs, etc. also be without others present to allow for minimal impact on the surroundings .
Mobile and Digital Notaries
We will arrange for a mobile notary to meet with you for escrow and legal document signing, if necessary. Many escrow offices are using a digital format as well, so there is no need for you to come to an office.
Professional Cleaning at Close of Escrow
We will negotiate a house cleaning for you at the lowest possible price, so you know when you leave your property for the last time that everything will be in good hands and ready for the new owner.
